North Port is located in Sarasota County in southwest Florida, roughly equidistant between Sarasota and Fort Myers. The City was originally planned and platted by the General Development Corporation (GDC) as a single-family residential development oriented toward the retirement home buyer. North Port is the third largest city in the state in size; however, only about 12 percent of the land area has been developed. Additional annexations over the past few years have expanded the City’s area from 70 square miles to 103 square miles. The annual growth rate has | |||||

increased from 7 percent per year in the 1990s to 12 percent per year during the first part of this decade. This is a phenomenally rapid rate of growth by any standard. Duncan Associates prepared the first update of the City of North Port’s original impact fees for parks, fire/rescue and law enforcement, which were adopted in 1990. As part of the update, an additional impact fee was developed for transportation facilities. Duncan Associates recently completed a second update of the City’s fees, including the calculation of additional fees for solid waste and general government facilities. | ||||||
