Comprehensive Plan and Zoning Update
   

    

Duncan Associates is assisting Chatham County and the City of Savannah in updating their comprehensive plans and zoning ordinances. The first phase of the City’s zoning update program was approved by the MPC in November, 2003. It includes replacement zoning districts for one of the City’s unprotected National Register districts – the Thomas Square Streetcar Historic District. The new regulations include staff-based design review, new design standards, and a form-based code that ensures future compatibility of infill development. Four new districts replace approximately 19 existing districts in the area, bringing back corner

stores, and employing performance standards for fine-grained mixing of uses in the area. In 2004, the began work with the City and County on a common draft ordinance to replace the two separate zoning and subdivision ordinances currently in place. The principal approach will be to incorporate improved development and design standards and to consolidate districts.
