Maple Avenue Corridor Feasibility Study |

Duncan Associates, in conjunction with Ferrell Madden Associates will be conducting a study exploring the regulatory option for Maple Avenue, the "Main Street" of Vienna, Virginia. The Maple Avenue Corridor is so important because it is the historic center of the Town as well as its most important arterial roadway, connecting Vienna with Tysons Corner at one end and access to Washington, D.C. at the other. A typical weekend afternoon might find a healthy mix of pedestrian and vehicle traffic moving up and down Maple Avenue; while the corridor assumes the role of a major commuter route during the week. |

The corridor is lined with a very robust mix of thriving commercial uses that have maintained a general respect for the traditional pattern of development, with some exceptions. A large number of moderately-sized local or regional businesses are intermingled with a few larger "anchor" businesses such as the four grocery stores The community has invested a substantial amount of public funds for streetscape improvements and parkland acquisition along the Maple Avenue Corridor. The community has also made a substantial investment of volunteer and staff time in developing a general vision for the Corridor. The Maple Avenue Vision Committee, comprised of business and community leaders, has been working for more than two years on this endeavor, and this Feasibility Study is one of the concluding elements of the effort. the Town has asked for a comparative analysis of four different regulatory
approaches to guiding future development in the project area. The four
approaches are: The final recommendation will be the alternative which most efficiently achieves Town goals for the Maple Avenue Corridor balanced with flexibility and opportunity for the current and future business community in the study area. |
